We were hired to lease5,800 SF of vacant retail space in the N Hamilton corridor of Columbus, OH. The property was new construction, cold dark shell space and positioned behind a QSR drive through on N Hamilton Rd. We fully leased the space to a day care a tour asking rate for our client, the landlord.

Our Challenges

• Positioned in the rear of a QSR with minimal visibility.
• Completive trade area with a surplus of net new deliveries.
• Site did not have immediate full access (missing left in left out at main entrance.

Our Solutions

• Targeted destination users where visibility is not imperative. 
• Set rental rate slightly below the competition to attract users.
• Mitigated access issued by targeting tenants with low traffic requirements.
