Strategic Leasing Revives Vacant Endcap, Lands Honeygrow at Chestnut Hill Shopping Center

4784 Morse Road, Columbus, Ohio

About the Project

Passov Group was engaged to lease a 2,577 SF endcap space at the high-traffic intersection of Morse and Hamilton Roads in the Gahanna trade area. Despite strong visibility, co-tenancy, and site fundamentals, the space had sat vacant for more than two years under previous representation. Within just a few months of taking over the assignment, agents Austin Loconti and Noah Fox repositioned the listing and successfully secured Honeygrow, a rapidly expanding fast-casual concept entering the Central Ohio market.

Challenges

  • Extended Vacancy: The space had been on the market for over two years with minimal leasing traction.
  • Limited Market Awareness: Honeygrow was new to the Columbus market, requiring additional education and positioning.
  • Competitive Corridor: The Morse & Hamilton trade area is saturated with QSR and fast-casual options.
  • Tight Tenant Criteria: Ownership sought a creditworthy operator capable of taking the space as-is, minimizing TI and downtime.

Solutions

  • Repositioned the Listing: Refreshed marketing materials, photography, and messaging to highlight the turnkey restaurant layout, strong visibility, and co-tenancy.
  • Leveraged Relationships: Targeted fast-casual operators exploring Columbus expansion, aligning Honeygrow’s demographic strategy with the site.
  • Streamlined Negotiations: Collaborated closely with both parties to structure a deal exceeding $45/SF NNN, balancing landlord return with a quick occupancy timeline.

Result

Through strategic repositioning and targeted outreach, Passov Group delivered a high-quality, credit worthy tenant for Chestnut Hill Shopping Center. The deal brought an innovative new dining option to the Gahanna corridor and filled a long-vacant space—demonstrating the team’s ability to revitalize challenging listings and attract first-to-market brands
