Cocky's Bagels-OSU Campus

About the Project

Starting with a cold call, our team was able to represent Cocky's Bagels on their expansion into the state capital. As we canvassed the market it became apparent that outside of national bagel companies, The Ohio State University was missing an artisanal bagel shop that could service the student population of 66,444 people.

Our Challenges

• Geographic operational management constraint on tenant, need for strong regional operator to run the day to day
• Minimal campus opportunities with reasonable rent for a new to market tenant
• Most locations were in need of a significant buildout or allowance package to bring the spaces into a condition that met the standards of the client

Our Solutions

• Helped the owners engage with local residential broker to purchase a home in the area and be closer to the operations of the new location
• Targeted properties on south campus where significant new developments were underway, capitalizing on the lower rents and forecasted immediate population growth.
• Negotiated a favorable TIA package for the client to offset initial buildout expenses.
